Why good industrial space is still hard to find

Demand for warehousing hasn't cooled the way some predicted — and the supply of quality units hasn't caught up.

If you’ve tried to find a decent industrial unit in the last year, you’ll know the problem: there isn’t much about, and the good stuff goes quickly. Occupiers want modern space with the right eaves height, power and yard — and there’s simply more demand than supply in most of the markets I work in.

For occupiers, that means moving early and being ready to commit. By the time a strong unit is openly marketed, you’re often competing. For landlords and investors, it’s the opposite story — well-specified space is letting at firm rents [illustrative], and a good industrial asset remains one of the more dependable things to own.

My advice on both sides is the same: get your figures and your funding straight before you go looking. The deals that complete fastest are the ones where everyone knows the numbers up front.
